Step 1: Find your perfect home
Ask yourself:
- Location – where do you need to live in relation to work, school or family and friends?
- Size – how many bedrooms do you want or need?
- Features – what do you want your new home to offer? A garden, a driveway, ensuite bathrooms, open-plan living?
- Budget – what can you afford?
Step 2: Arrange a viewing
Our show homes give you a feel for what life is like in a Forge new home. They provide that all-important inspiration for how to make the space work for you and your family.
Step 3: Secure your mortgage
Now is the time to secure your mortgage. We recommend speaking to an independent adviser who will talk you through the options and find you the best deal.

Step 4: Reserve your plot
You’ve seen what we have to offer, and you’re ready to reserve the plot for your brand-new home – this is the exciting part! Your new home will be taken off the market, meaning you can relax in the knowledge that you are one step closer to owning it.
Step 5: Instruct a solicitor
Next, the legal part. With no upward chain, it’s usually simpler than the usual housebuying process. We have trusted partner solicitors to help you buy your Forge new home as quickly as possible.
Step 6: Turn a house into a home
As you’re its first owner, your home is a blank canvas that requires little or no decoration and maintenance. Make it feel uniquely yours by choosing the perfect finishes – bathroom tiles, kitchen cabinets and flooring – to create a space to live life your way.
Step 7: Exchange contracts
Get that moving date in the diary! Once the legal side of things is complete, it’s time for your solicitor to exchange contracts with ours, and for the deposit to be paid to secure your new home.
At this stage, the sale is legally binding and you will be given an official completion date, so if you haven’t already, it’s time to start packing!
Step 8: Collect the keys to your new home
It’s the day you’ve been waiting for – your new home is all yours! As soon as the remaining balance is received, you will get the keys to your new home. On moving day, a member of our team will make sure everything goes as smoothly as possible and explain key features of your home – such as how the heating works so you get a warm welcome!
Step 9: Settle in with peace of mind
